Details:MAINTENANCE SUPERVISOR- Monday thru Friday 8-5MUST HAVE APARTMENT TURNOVER EXPERIENCE TO BE CONSIDERED ~  Person skilled in all areas of general maintenance should be able to communicate with residents, contractors and supervisory personnel.  Must be able to perform physical maintenance operation of the property and supervise and direct other maintenance/janitorial/grounds personnel.  Must be reliable, dependable and able to handle emergency situations in a logical, levelheaded manner. Duties Responsible for seeing that all equipment and supplies needed for maintenance are on hand . Schedule and supervise maintenance/janitorial/ grounds staff in order to maximize efficiency and provide for both routine and preventive maintenance in a timely manner.  Participate in the hiring interview process for staff. Ensure that all units are inspected on an annual basis 120 days prior to lease renewal.  Inspect all units upon vacating and submit report to rental manager for inclusion in deposit settlement. Responsible for making certain that emergency response is provided on weekends, evenings and holidays and to participate in this coverage schedule.  Responsible for notifying the answering service of the on-call schedule. Keep adequate records of preventive maintenance work, work orders, apartment refurbishing, annual inspections, purchase orders and overtime reports.   Ensure that hall, stairwell, outside and common area lights are checked regularly and those lights that need to be replaced are replaced. Important areas of concern are walkways, stair treads, lighting and locks.  Always be aware of uneven surfaces or worn materials. Responsible for control of the master key . Keep accurate records and files on contracts and suppliers, their services and products, as well as all utility shut-offs, both for the buildings and individual units. Ensure that the staff is in uniform while on the job and that all work is done in a safe and workmen-like manner, ensuring that each staff member has available and uses appropriate safety gear at all times. Responsible to coordinate the snow removal effort and to ensure that all efforts are made to open up the property in a timely manner and that hazardous conditions do not exist.  Maintain snow removal logs. Ensure that grounds are properly maintained and mowed and coordinate the annual landscape program. In general, responsible for attending to the physical upkeep of the property and ensuring that resident work requests are serviced both timely and effectively, within and in accordance with the standards expected . Duties of a Maintenance Assistant are to assist Maintenance Manager in performance of all duties above. Other duties that may arise.

In addition, the EO must always be aware of pedestrians and other workers in the terminal area. Job DescriptionThe Lighting Technician completes both preventative (scheduled) and reactive repairs/replacements of exterior and interior lighting equipment at The Pantry facilities. Exterior lighting equipment includes: (i) canopy; (ii) signage; and (iii) area lighting. Interior lighting includes all fixtures which the Store Team is unable to access or repair.
